Nobody chooses a roofing contractor because of their ventilation plan. Homeowners ask about shingle colour, warranty length, and price, in roughly that order. Ventilation comes up, if at all, as a line item nobody reads.

Which is unfortunate, because in a climate like Tulsa's it does more to determine how long your new roof lasts than the shingle you picked.

What Ventilation Is Actually For

An attic ventilation system has one job: move outside air continuously across the underside of the roof deck. It enters low at the soffits, warms, rises, and exits high at or near the ridge. That continuous wash does two things.

In summer, it removes heat. An unventilated Tulsa attic in August can reach 150-160°F. That heat sits against the underside of the deck, and the shingles above it are being cooked from both sides. Asphalt loses the volatile oils that keep it flexible far faster under those conditions. A ventilated attic runs substantially cooler and the deck with it.

In winter, it removes moisture. Household activity puts several gallons of water vapour into the air each day, and some of it leaks upward through ceiling penetrations. Without airflow to carry it out, it condenses on cold sheathing, soaks the deck and insulation, and eventually grows mold. It also warms the deck unevenly, which is the mechanism behind ice dams.

Intake And Exhaust Are Not Interchangeable

This is where most real-world systems fail, and it is almost always the same failure.

Intake is at the soffits — the underside of the eave overhang. Continuous perforated soffit panels or individual vents.

Exhaust is at or near the ridge — a continuous ridge vent, box vents high on the slope, or gable-end vents.

The system only works as a pair. Exhaust with no intake cannot draw air from the soffits, so it pulls from wherever it can — most often through gaps in the ceiling below, meaning it is extracting your conditioned indoor air rather than ventilating the attic.

The most common defect we find on Tulsa homes is straightforward: insulation blocking the soffits. Someone added blown-in depth to improve efficiency, nobody installed baffles, and the insulation drifted into the eave and sealed the intake. On paper the house has a ridge vent and adequate intake area. In practice the intake half stopped working years ago.

Do Not Mix Exhaust Types

A ridge vent and box vents on the same attic, or a ridge vent plus a powered fan, creates a short circuit. The exhaust nearest the strongest draw simply pulls air from the other exhaust opening instead of from the soffits. Air moves, the numbers look fine, and the lower two-thirds of the attic gets no ventilation whatsoever.

On a replacement, choose one exhaust strategy and commit to it. Ridge venting is generally the right default in this market when the ridge run is long enough to provide the required area.

The Arithmetic

Code baseline is commonly 1:300 — one square foot of effective vent opening per 300 square feet of attic floor, where a vapour retarder is present and the ventilation is split roughly evenly between intake and exhaust. Where there is no vapour retarder, many jurisdictions require 1:150.

For a 1,800 square foot attic at 1:300, that is six square feet of effective vent opening — about three intake, three exhaust. “Effective” is the operative word: a vent's physical opening is larger than its effective area once the screen and louvre are accounted for, and manufacturers publish the real figure.

In practice, err toward the intake side. Excess intake is harmless. Insufficient intake breaks the whole system.

What This Costs On A Replacement

Ventilation work as part of a roof replacement is usually a small fraction of the total:

  • Ridge vent — typically a few hundred dollars for a standard ridge run, installed with the roof.
  • Baffles at the eaves — inexpensive material, moderate labour, and the highest-value item on this list if your soffits are blocked.
  • Adding or enlarging soffit vents — modest cost, done from a ladder.
  • Ducting bath fans to the exterior if they currently terminate in the attic. Not strictly roofing work, but the right time to do it is while someone is up there anyway.

Set against a five-figure roof that you would like to reach the top of its service range rather than the bottom, this is one of the better-value line items in the whole project.

Signs Your Current System Is Not Working

  • An attic that is punishingly hot in summer — noticeably hotter than outdoor air by a wide margin.
  • A top floor that will not cool down while the rest of the house is comfortable.
  • Dark staining on the underside of the roof deck, which is usually condensation-driven mold rather than a leak.
  • Frost on nail tips in the attic during a cold snap.
  • Ice building at the eaves in winter while the upper roof clears.
  • Insulation at the eaves that is damp, matted, or discoloured.
  • A previous roof that failed noticeably earlier than it should have.

Put It On The Contract

When you are pricing a replacement, ask three questions and get the answers in writing:

  • What is the existing intake and exhaust area, and what will it be after the work?
  • Are baffles included at every rafter bay?
  • Which single exhaust type is being used, and are any existing conflicting vents being closed off?

A contractor who answers those three clearly is telling you something useful about how the rest of the job will go. One who treats ventilation as an afterthought is telling you something too — which is part of why we put it in the questions that actually matter.
