Roof Decking and Underlayment: What's Actually Under Your Tulsa Shingles
Every Tulsa replacement has one moment of genuine uncertainty: the hour after tear-off when the deck is visible for the first time in twenty years. Here's what crews are looking at.

There is one genuinely uncertain moment in every roof replacement, and it is not the quote. It is the hour after tear-off, when the deck is visible for the first time in twenty years and the crew finds out what they are actually working with.
Homeowners who understand that moment in advance handle it calmly. Homeowners who do not tend to assume they are being upsold. Here is what is under there and what the crew is looking at.
The Layers, Bottom To Top
- Rafters or trusses — the structural framing.
- Decking (sheathing) — the continuous surface fastened across the framing. Plank, plywood, or OSB.
- Underlayment — the water-resistant sheet over the deck. Felt or synthetic.
- Ice and water membrane — self-adhering, at valleys, eaves, and penetrations.
- Flashing — metal at every transition, chimney, valley, and wall junction.
- Shingles — the only layer anybody thinks about.
Water is kept out by items 2 through 5 working together. Shingles are the wear surface. This is why a replacement done as a shingle swap over unaddressed problems underneath is not really a replacement.
What Decking You Probably Have
Plank decking (pre-1960s). Individual boards with gaps between them, common on older Midtown and Sapulpa homes. Structurally often excellent — old growth lumber is stronger than anything sold today — but the gaps mean modern shingles may not have adequate nail holding everywhere. Frequently the right answer is overlaying with a sheet product rather than replacing the planks.
Plywood (roughly 1960s-1990s). Typically 1/2-inch. Ages well when kept dry, delaminates when repeatedly wetted — the layers separate and the sheet loses strength.
OSB (1990s onward). Oriented strand board, usually 7/16-inch. The standard on newer Owasso, Jenks and Bixby construction. Strong and dimensionally stable when dry; swells at the edges and crumbles when wet, and unlike plywood it does not recover.
What Makes A Deck Fail In Tulsa
Leaks that ran for years. A slow leak at a vent boot or valley wets the same area repeatedly. By tear-off the sheet is soft, dark, and often supporting mold on the underside.
Attic condensation. Inadequate ventilation wets the underside of the deck every winter. This produces widespread rather than localised damage, and it is why ventilation shows up in every discussion of roof longevity — see roof ventilation in Tulsa.
Multiple layers of shingles. Weight plus trapped heat. Layovers are hard on a deck and hard on the shingles above them.
Hail that penetrated. Uncommon, but large hail through a compromised shingle can dent or crack the sheathing beneath.
Fastener degradation. Decades of thermal cycling back nails out of the framing. The sheet is intact but no longer properly attached, which shows up as a slightly springy feel underfoot.
Signs From The Ground And The Attic
- A roof line that dips or waves between rafters, visible from across the street in low sun. Sagging deck.
- Spongy movement underfoot when someone walks the roof.
- Daylight through the deck seen from inside the attic, other than at vents.
- Dark staining or streaking on the underside of the sheathing.
- Rusted or backed-out nail points visible from below.
Underlayment: The Layer Worth Upgrading
Underlayment is the backup. When wind drives rain under a shingle course, or a shingle lifts, the underlayment is what stands between water and your deck.
Felt (15 lb or 30 lb). The traditional product. Cheap. It tears during installation, wrinkles when it gets damp, and degrades quickly if the roof is left exposed — which in a Tulsa spring is a real possibility between tear-off and dry-in.
Synthetic. Woven polypropylene or polyethylene. Considerably stronger, lighter to handle, holds up to weeks of UV exposure, lies flat, and gives crews far better footing. The cost difference on a typical Tulsa roof is modest and it is the right default.
Ice and water membrane. Self-adhering rubber modified bitumen that seals around fasteners. Standard practice is valleys, around penetrations, and along eaves. Some owners specify full-deck coverage on a high-value roof; it is expensive but it is the most water-tight assembly available.
Flashing, Which Fails More Often Than Shingles
A disproportionate share of roof leaks are flashing failures rather than shingle failures — chimneys, sidewall transitions, valleys, and vent boots. Rubber vent boots in particular have a service life shorter than the roof around them; Oklahoma UV cracks them in eight to twelve years.
On a replacement, all flashing should be new. Reusing old flashing to save material cost puts twenty-year-old metal under a new roof and means the leak returns before the shingles do anything wrong. Ask explicitly whether flashing replacement is included.
What To Get In Writing
- Underlayment type and manufacturer — specify synthetic.
- Where ice and water membrane is being applied.
- Per-sheet decking replacement rate, and that photographs will be taken.
- All flashing new, including vent boots.
- Deck fastener schedule — re-nailing existing sheathing to current spacing is cheap and worthwhile while it is exposed.
Why This Is Worth Your Attention
Every dollar of a roof quote is visible except the ones that matter most. Shingle brand and colour are easy to compare across three bids. Underlayment grade, flashing scope, and decking policy are where quotes actually differ — and they are what decides whether the roof leaks in year eight.
